The guarantee of a pleasant, engaging, and safe urban experience was a key factor in the design decisions we undertook. Our approach aims to create a cohesive city characterized by well-defined blocks and façades that integrate in a readable and articulated manner with the surrounding environment.
Each block was planned to offer cross permeability, long sightlines, and strategically positioned focal points, promoting safe and dynamic public spaces filled with life, incorporating areas for passage and gathering. The adopted architecture seeks to provide comfortable, weather-protected pedestrian routes and various meeting points designed for different times of the day. Accessibility to upper floors is facilitated within the blocks, encouraging a continuous flow of people and fostering interaction in public spaces.
The first two floors of the buildings were conceived as volumes with a pleasant materiality to the touch, configured on a scale that encourages exploration and discovery of new visual compositions and unique framings. While the architecture is legible and organized, it also reveals a gestural quality, offering distinct experiences through different approaches and employing diverse strategies to create a welcoming environment for users.
The insertion of new volumes into the urban landscape was carried out discreetly, reserving subtle prominence for the building intended for authorities, located in Block 34. The strategic positioning of buildings considers proper ventilation, maximization of natural light, and preservation of sightlines through the blocks, avoiding volumetric disproportion in relation to the surrounding urban fabric.
The precise alignments of the towers’ façades and the organization of horizontalized typologies were adopted to ensure harmonious volumetric compatibility with neighboring blocks. The structural grid of the standard slabs, optimized at 7.5m x 7.5m, contributes to a pleasant internal atmosphere characterized by abundant natural light and cross ventilation.
Finally, the articulation of access to vertical circulation was meticulously planned to optimize the logistical operations of concierge and security, ensuring operational efficiency and safety for all involved.
